What the Official Data Confirmed

• GASTAT Q1 2026: Average Daily Rate fell from 477 SAR to 423 SAR — −11.4% YoY. The author's May 13, 2026 forecast: −12%.
• Licensed hotel facilities rose +22.7% YoY to 6,122 — supply outpacing demand, exactly as projected.
• Riyadh broke first: occupancy −13.5 percentage points to 52.2%; RevPAR −9.5%.

• Asset-light risk transfer: Marriott added ~60,000 luxury rooms under management contracts while Red Sea Global halted Phase 2 over unsustainable operating costs.
• Q1 2026 fiscal deficit: 125.7 billion SAR (~$33.5B), with a fiscal breakeven Brent price above $85 while actual prices held at $70–80.

Why It Matters

This archive is the evidence annex to the 2027 AI × Global Hospitality & Tourism Whitepaper. For operators and investors exposed to Gulf hospitality, the recommendations remain: downward repositioning, asset securitisation, functional repurposing, and precisely calibrated cultural-policy experiments.
